Frequently Asked Questions

Ovation understands that all of the details involved in renting an apartment can be overwhelming at times. Below please find some frequently asked questions and the answers you need.

What will I pay each month?

You should review your lease to determine exactly what you should pay. You will receive a monthly statement. Please keep in mind that these statements may not be accurate if your lease is up for renewal or you have given notice to vacate. In this case, you should contact your leasing office for your exact amount due.

What fees or deposits are required to reserve an apartment?

Although charges vary by property, the fees listed below are typical and required to reserve an apartment. Ovation accepts payment by check or major credit card for application fees, reservation fees and deposits.

Application and Reservation Fees
Application fees are non-refundable and paid by each applicant for verification of their information. Reservation fees vary by property If the application is approved, and the applicant fails to occupy the premises on the agreed upon date, except for delays caused by the holding over of a prior resident, management will retain the Reservation Fee after a 24-hour time period. All move in money must be paid in certified funds (money order, cashier's check).

Other fees may include, but are not limited to: Non-refundable Redecorating Fees, Amenity Fees, and Non-refundable Pet Fees. The Non-refundable Redecorating Fee is required to offset expenses incurred by management. If the application is rejected by management, the non-refundable fee will be refunded in full. If an applicant cancels after approval by management, the fee will be retained by management.

What forms of payment does Ovation accept?

Ovation accepts personal checks, cashier's checks, money orders and electronic ACH payments via Ovation's Resident Portal (select properties) for monthly rent payment.

Can I make multiple rent payments in advance?

Accepting rental payments in advance may result in exceeding limits on the amount of security that can be withheld and may trigger other security deposit rules. Therefore, Ovation will not accept rent in advance of when it is due.

How do I know if the apartment I want is available?

Although we make every attempt to keep availability information updated in near real-time, applications can be submitted at any time, and availability status can change quickly. Applications for apartment homes will be accepted on a first-come, first-served basis and are subject to the availability of the apartment and apartment type requested.

Who should complete the Rental Application?

An Application for Residency must be completed and maintained for each person 18 years of age or older who will be living in the apartment and/or is on the lease agreement. A separate Application will be needed from anyone guaranteeing the lease obligation.

What forms of identification will I need to provide

The Fair and Accurate Credit Transaction Act of 2003, also known as The FACT Act or FACTA, was designed to prevent, detect and mitigate identity theft. Each applicant is required to provide a copy of a valid driver's license, passport, or other acceptable government-issued identification in person prior to taking occupancy of the premises in order to comply with the requirements of The FACT Act. Note that the identification presented at move-in must match the identification presented with the Rental Application.

Does my roommate need to complete an application, too?

Each person must complete an application and will jointly qualify for the apartment. Each roommate is fully responsible for the entire rental payment, and each must execute the Residential Rental Agreement (Lease) and its supporting documents.

How does Ovation determine whether or not they accept my application?

Ovation's Resident Selection Criteria includes: (1) criminal history, (2) previous rental history, (3) current income, (4) credit history, and (5) employment verification.

Criminal History

Any felony conviction or pending felony charge as well as certain misdemeanors or pending misdemeanor charges will result in denial of an Application for Residency.

Previous Rental History

Up to 12 months of rental or housing history may be verified on present and previous residences. For applicants who are homeowners, permission must be granted to verify payment history with the bank or lending institution. Current Income Generally, applicants must have income of three times the gross monthly rental payment as a minimum for approval. For applicants who have a source of income other than, or in addition to, employment (e.g., alimony, child support, dividends, interest, military housing allowance, retirement income, social security, disability, housing grants, etc.) or whose rent will be subsidized by an approved third party, satisfactory original documentation/verification of the applicant's alternate source(s) of income and/or subsidies may be required.

Credit History

An unsatisfactory credit report-one that reflects bad debts, late payments or unpaid bills, liens, judgments or bankruptcies-can disqualify an applicant. If rejected for poor credit history, the applicant will be given the contact information for the credit reporting agency (but not the content of the report). Applicants are encouraged to obtain a copy of the credit report from the credit agency, correct any erroneous information that may be on the report, and resubmit the application.

Employment Verification

A stable employment record and/or employment verification may be required. Acceptable employment verification may include: for employed or prospectively employed applicants, a pay stub, offer letter, recent W-2 form; for self-employed applicants, a copy of the most recent tax return or certified verific

What is Ovation's cancellation policy for leasing an apartment?

For an application cancelled within 24 hours, we will refund all of the fees except the application fee - the amount of which varies by property. If cancellation occurs after 24 hours, we will not refund any fees.

Can I sublet my apartment?

Because Ovation has entered a lease with you having approved your application, you are not allowed to sublet your apartment except as allowed by local law.

Can I transfer to a different apartment before my lease is up?

Yes, Ovation is pleased to offer an Ovation-to-Ovation transfer program at most communities. You can transfer to another apartment at your current community or any other Ovation community without incurring the full cost of breaking a lease. Transfers are subject to the approval of the property manager, and require a 30-day written notice, payment of a transfer fee, as well as the cost of any fees for the new apartment. Other terms and conditions may apply, so ask your leasing consultant or property manager for details.

How can I get a copy of my lease?

You can contact your management office to obtain a copy.

I need to break my lease. How can I do that?

The terms for early termination vary by property and can be found under the Termination clause of your lease agreement.

Why does Ovation limit the number of residents allowed in an apartment?

By reasonably limiting the number of occupants in our apartments, our residents have sufficient space to enjoy their homes and to park their vehicles. This also helps maintain a level of quality our residents expect and deserve. Ovation will permit up to three occupants in a one-bedroom apartment, up to five occupants in a two-bedroom apartment and up to seven occupants in a three-bedroom apartment. These standards may differ by property or based upon unique floor plans. Please contact the appropriate leasing or management office with any questions. All occupants 18 years of age or older must complete the application process and, after approval, execute the lease.

Do I need Renter's Insurance?

While Ovation does not require that a resident present a renter's insurance certificate prior to moving in nor to maintain a policy throughout the term of the lease, we do encourage each resident to purchase a policy to protect themselves in the event of a loss. Ovation does not hold any responsibility for a resident's personal belongings in the event of damage, theft or any other loss.

How do I set up utilities?

You will need to set up all necessary utilities for your new apartment home in your name, effective for your move-in date. Proof will be required prior to move-in. Your reservation sheet lists all of the phone numbers for the utility providers.

What are Ovation's pet policies?

Ovation knows your pets are you family, so our pet policy is broad enough to welcome most dogs and cats in our communities. We will accept pets up to 29" at the shoulders with a maximum weight of 80 lbs. Pet fees vary based on size so please contact the community for further details. Breed restrictions do apply.

What is the policy to vacate my apartment?

Ovation requires a 60 day written notice to vacate your apartment at the end of your lease agreement. You can get a form from anyone in the office. If you wish to vacate prior to your lease agreements expiration date, please see the policy for early termination in your lease agreement.
